Shop around the world in Iskandar mall
THERE is a new shopping experience on the horizon. Just a 20-minute drive from the Causeway will be Capital 21, Malaysia's first "multi-capital" concept mall in the up-and-coming Iskandar region of Johor.
The mall is set to open in 2018.
Designed to mimic the experience of a trip around the world, Capital 21's interior will have different themes, depending on the cities, countries or regions on each shopping level. Those featured will include Venice, Hong Kong, Africa and the United States.
There will be some 1,200 retail units ranging from 120 sq ft to 5,000 sq ft, and unit purchase prices start from RM380,000 (S$148,000). So far, 60 per cent of the units have been snapped up.
Besides shopping, visitors can check out the World Museum, which has interactive displays and items relevant to the featured locations in the shopping mall.
The 1 million sq ft mall is part of Capital City - a RM2.2 billion joint project by property developers Hatten Group and Sunbuild Development, and mega-contractor Gadang Holdings.
Besides the mall, Capital City comprises two hotel blocks and three Soho (small office, home office) loft residential blocks.
Capital City was the winner of the 5-Star Best Mixed-Use Development award in Malaysia, while Capital 21 clinched the Highly Commended Commercial High Rise Development award in Malaysia at the Asia Pacific Property Awards in May.
Investors can look forward to a guaranteed 15 per cent rental yield for the first two years for Capital 21's units.
Colin Tan, group managing director of Hatten Group, said that it chose to develop the project in Iskandar because of its potential.
"The impressive and strategically located 2,217km area...is certainly shaping up nicely to be one of the key cities in Asia. We wanted to be part of it," he said.
