STEP into Malaysia's first multi-capital mall in the up-and-coming Iskandar region of Johor Baru, and be entertained by the flavours and sights of countries across the globe.
With its aircraft-like exterior and country-themed interiors - consisting of shops selling cuisines and items native to countries across continents - Capital 21 has been designed to mimic the experience of a trip around the world.
Places featured include Amsterdam, Las Vegas, Seoul and Sydney.
Also part of Capital City - a RM2.2 billion (S$846 million) joint project between property developers Hatten Group and Sunbuild Development, and mega-contractor Gadang Holdings - the mall sits alongside two hotel blocks and three Soho (small office, home office) loft residential blocks.
The 1 million sq ft mall has some 1,200 retail units up for rent - ranging from 120 to 5,000 sq ft - and its three anchor lots are set to house a supermarket, movie halls, and a children's amusement park.
Investors can look forward to a guaranteed 15 per cent rental yield for the first two years.
Capital City is a 20-minute drive to Singapore, with a ready catchment population of over five million within the Iskandar vicinity and from Singapore.
Hatten Group managing director Colin Tan said Iskandar is shaping up to be one of the key cities of Asia, following its initiation in 2006.
The Malaysia-based property developer also has Malacca's biggest mall, Dataran Pahlawan Melaka Megamall, which spans 2 million sq ft.
